                       "Staging Your Home To Sell!"

emember, Staging or "Presenting" your home skillfully provides the buyer with the most powerful visual impact possible when they walk in.  Photographs then become powerful tools to sell for full value $$.  

*  Look around like you've never looked before.  Become a buyer who has never seen your home and who is looking at numerous brand new homes and comparing sharply.  Little tiny details add up to big dollars:

*  Small rugs can be either beautiful or detract the buyers attention from features.  Remove the little rugs here and there to open the space and keep eyes flowing

*  Yes, you have de-cluttered, but think again!  Buyers can suffer from "sensory exhaustion" easily.  Do you have items on the floor that distract the eye?  Pick them up and see the room again.  Is the item really helping "sell that room?"  If not - bye bye.

*  Stage those closets too.  Re-arrange, display beautifully, pack what you don't need right now.  Make it look roomy and open some space up in there.

*  Alert on nooks, crannies and corners - any dust bunnies?  You can NEVER be too clean.  Go into places you haven't seen in years and clean them out.  Buyers love it and know you did it for them. 

*  Windows Alert - besides cleaning windows, brushing screens, wiping sills - is anything blocking a view?  Remove something and look again. 

*  Keep in mind you are helping the buyers visualize their things in your home.  Don't crowd spaces to help their imagination flow.

*  If you absolutely don't have any place for extra stuff, go ahead and pack up and neatly place in one bedroom.  It won't hurt the sale and the rest of the home will sell itself.

*  Walk all over the home, especially two together.  How does it flow?  Any furniture blocking that flow?  Consider re-arranging so it doesn't. 

*  The BIG THREE:  (1) Great Room (2) Kitchen (3) Master Bedroom  Go all out with these three big sellers.

*  Have fun and reap big rewards.
